This tool is a structured first pass. It helps you estimate whether a parcel is being marketed with enough clarity to support serious buyer interest. A lower score does not mean the tract is worthless. It usually means the file, framing, or pricing path still needs work.
0–4
High friction. The parcel may be real, but the file is too thin or too uncertain for a strong market response.
5–8
Mixed readiness. There is enough to start learning from the market, but obvious weak points still deserve attention first.
9–12
Better-positioned parcel. The main questions are likely strategic pricing, buyer targeting, and message quality rather than total confusion.
